We <br />offer the following comments: <br /> <br />General; The subject property is zoned R-1 Urban Residential and consists of <br />approximately 25 acres proposed to be subdivided into 46 single family lots. <br /> <br />Streets and Access.t9 Lots: The final plat submitted proposes one access onto Sunfish <br />Lake Blvd. N.W., the location of which has been approved by the Anoka County Highway <br />Department. Right of access along Sunfish Lake Blvd., with the exception of 152nd <br />Avenue N.W., is proposed to be deddcated to Anoka County. <br /> <br />All of the lots receive access from interior streets. None of the three cul-de-sacs proposed <br />exceed the 600 foot maximum length restriction. <br /> <br />Transportation Impacts: On November 20, 1995, the Ramsey City Council approved the <br />implementation of a Transportation Impact Fee at a rate not to exceed $500.00 per lot. The <br />development agreement will require that Fox Knoll 2nd Addition is subject to this fee if it is <br />enacted prior to April 15, 1996. <br /> <br />_Lot Sizesand Dimensions: All of the residential lots platted meet the 80 foot minimum lot <br />width requirement (90 feet on corner lots) at the s~'eet frontage or building setback line, and <br />the approved preliminary plat represented that all lots meet the 10,800 square foot area <br />requirement. <br /> <br />o <br /> <br />Sewer and Water Services: The parcel will be served by city water and sanitary sewer. <br />Sanitary sewer and watermain are readily available at the eastern boundary of the property <br />from the Fox Knoll subdivision. <br /> <br />° <br /> <br />Drainage and Utility Easements: The grading and drainage plan provided at the time of <br />preliminary plat approval, dated January 15, 1996 and prepared by Terry Herman of John <br />Oliver and Associates, was determined to be acceptable.
