I <br />I <br />I <br /> <br />Review Letter - Fox Knoll 2nd Addition <br />March 8, 1996 - Page 2 of 2 <br /> <br />I_,ndscape Plan: The wee preservation and planting plan is noted on the grading plan and is <br />acceptable to the City. <br /> <br />park DexSication: Park dedication will be satisfied with a cash payment in the amount of <br />$37,950 (46 x $825/lo0, less $7.00 per lineal foot of trail link surface, which is estimated <br />at $1,260.00 (180 feet x $7/foot). <br /> <br />pcdestri~ Transportation: As noted at the time of preliminary plat approval, the developer <br />will be required to construct a transportafional trail along 153rd Avenue N.W. and Sunfish <br />Lake Blvd. N.W. to the southern plat limit. If the transportation impact fee is collected, <br />credit for this trail shall be applied against the impact fee due. It has been determined that <br />there may be a need to construct an On-Road "B" (sidewalk) along the southerly portion of <br />Sodium Street N.W. depending on how the area south of Fox Knoll 2nd develops. To <br />facilitate this furore possibility, the developer will be required to install curb cuts on the <br />south side of 152nd Avenue N.W. and Sodium Street and at 151st Lane and Sodium Street <br />N.W. In accordance with the recommendations of the Park Commission, the preliminary <br />plat also proposes to provide a trail link from the northerly terminus of Sodium Street to <br />153rd through a 30 foot wide drainage and utility easement platted between Lots 20 and 21 <br />of Block 1. <br /> <br />10. <br /> <br />13xisting Structures: There is a pre-existing homestead located on Lot 20 of Block 1. <br />Initiallyj City Staff was recommending that certain modifications be made to the existing <br />homeste~l so it is more compatible with the new neighborhood developing around it. Staff <br />has learned that the developer has no control or ownership in the existing homestead and <br />therefore cannot commit to any such modifications to the structure. However, City Staff is <br />recommending that the developer be responsible for providing a paved driveway on the <br />homestead lot. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, March 12, 1996, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd., to consider your request for final plat approval. <br />I strongly suggast that you, or your representative, be present at these meetings to answer any <br />questions that may ar/se. For your information, I have enclosed a copy of the case cover sheet and <br />the proposed development agreement.
