CITY OF RAMSEY DEVELOPMENT PERMIT RIVERSIDE DEVELOPMENT CONSTRUCTION, INC. BANK FACILITY On March 26, 1996, Site Plan approval was granted by the City of Ramsey ( "City ") to Riverside Development Construction, Inc., a Minnesota corporation, ("Perniittee ") to construct a 4,224 square foot bank facility ( "Structures ") on the property which is legally described as follows: Lots 3 and 4, Block 1, RIVER'S BEND PLAZA 3RD ADDITION, Anoka County, Minnesota. the ( "Site ") This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be preparers and certified by a registered engineer or architect. 2. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. 3. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by Lampert Architects, dated January 29, 1996. 4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. S. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan and Grading Plan The Required Improvements are as follows: a, Site grading in accordance with the approved Grading Plan prepared by Hakanson Anderson Associates, Inc., dated January 26, 1996. b. Installation of bituminous driveways, parking lots and maneuvering areas. C. Installation of B -612 continuous concrete curbing around the perimeter of all bituminous surfaces. d. Establishment of turf in areas disturbed during construction. e. Landscaping in accordance with the Landscape Plan prepared by Hakanson Anderson Associates, Inc., dated January 26, 1996. ( "Required Improvements) 6. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. 7. LIGHTING. Any lighting installed on the site is subject to prior approval by the City Engineer. 8. BUILDING FACADE. The Permittee agrees to construct the Structures of face brick and stone in accordance with the Building Elevations prepared by Llampert Architects dated February 9, 1996.
