Grneral and Zoni_ng;: The subject property is approximately 22 acres in size <br />and the City Council has approved rezoning that portion of the property to <br />be developed with single family lots from B -1 Business to R -1 Urban <br />Residential. In accordance with the approved preliminary plat, the <br />development will consist of 40 single family lots and a commercial outlot <br />for future development. The dedication page of the final plat has an <br />incorrect spelling for Blaine and Louis Edmundson. Page 2 of the final plat <br />does not identify Block 1. <br />2. Lot Sizes Dimensions: The lot in R Urban <br />' <br />and minimum width the -1 <br />Residential District is 80 feet, or 90 feet on corner lots, and the minimum lot <br />area is 10,800 square feet. The approved preliminary plat and the final plat <br />verify that these standards are met either at the street frontage or the building <br />setback line. <br />3. Streets and Access to Lots: In accordance with the approved preliminary <br />plat, access to the plat is proposed to be provided from 153rd Avenue N.W. <br />and 152nd Avenue N.W. has been platted to the west boundary of the plat <br />to provide future access to the City of Ramsey property. The point at which <br />152nd Avenue N.W. intersects City property should be at a location that <br />allows for a 90 foot depth between the south road right -of -way line and the <br />City's south property line in order that the standard 90 foot corner Iot width <br />can be met at the time the City plats its property. <br />4. Trunk Hiahwav #47: In accordance with the recommendations of Mn/DOT <br />and the Trunk Highway #47 Corridor Study, an additional 27 feet of right - <br />of -way is proposed to be dedicated along T.H. #47, for a total right -of -way <br />width of 60 feet from centerline. The transportation impact fee due on the <br />plat will be credited for this right -of -way in an amount established by the <br />City. Dedication of right of access along T.H. #47 will be an issue for <br />resolution when the oudot is replatted to eliminate the oudot designation and <br />render the lot developable. <br />
