Ms. McCulley questioned how the Planning Commission could approve this without seeing it. <br />"You don't know how this is going to lay out until you see it. The northeast comer looks like the <br />only space." <br /> <br />Mr. Sherman responded that they envision that it will go in the middle of the property as it is a <br />central location. He noted the wetland area was definitely not a good area. <br /> <br />Ms. McCulley expressed concern about shade for the tot lot, as there are no trees in the central <br />location. <br /> <br />Mr. Sherman stated they could do a good amount of planning for shade, but there wouldn't be any <br />at the start. <br /> <br />Ms. McCulley questioned whether there would be any landscaping around the pond. She also <br />discussed the sand berm that currently exists along Sunfish Lake Boulevard, stating that such was <br />unacceptable. <br /> <br />Mr. Sherman assured there would be sod and that it would be mowed. <br /> <br />Mr. Jankowski advised that those berms are part of the lots on Sunfish Square 2nd Addition, and <br />the property owners need to maintain them. <br /> <br />Chairperson Bawden stated he's seen this happen in Coon Rapids, and it took a while before the <br />owners decided to maintain them. <br /> <br />Ms. McCulley inquired whether the units were two-level and if there was any storage area. <br /> <br />Mr. Sherman replied the units are two-stories with no basement. Storage will be in the garage, <br />which is larger than a one-car but not a two-car garage. <br /> <br />Ms. McCulley concluded that she is glad to see this is only half the density is could be. <br /> <br />Commissioner Thorud inquired as to who would be responsible for snow removal. <br /> <br />Mr. Jankowski responded that this is one of the reasons for the private street, the owner will mice <br />care of snow plowing. <br /> <br />Referring back to the tot lot, Commissioner Deemer agreed that the central location is the most <br />logical because putting it elsewhere would encourage other children to use it. With regard to snow <br />removal, Commissioner Deemer suggested possibly a permanent path to allow for a private <br />dumping place. <br /> <br />Mr. Jankowski agreed this was a good idea. <br /> <br />Commissioner Deemer stated that he would like to see this site plan again to see the elevation and <br />see if Mr. Sherman spreads the plan out a bit. <br /> <br />Consensus of the Planning Commission was'that they were in favor of the project but would like <br />to see it again. <br /> <br />Mr. Sherman stated he was not opposed to that. <br /> <br />Planning Commission/March 4, 1996 <br /> Page 8 of 15 <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I' <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
