Rabbit Run Preliminary Plat <br />April 24, 1:996 <br />Page 2 of 3 <br /> <br />o <br /> <br />10. <br /> <br />11. <br /> <br />Wetlands: There are wetlands on the property and preliminary wetland <br />delineations have been provided on the preliminary plat. A certified wetland <br />del~eation Mil be required. All wetlands should be dedicated as drainage <br />and utility easements on the f'mal plat. <br /> <br />Drainage and Utility Easements: The standard drainage and utility <br />easements have been provided around the perimeter of each of the lots. <br />There is also a pre-existing drainage and utility easement in the northwest <br />comer of the plat that will impact the resubdivision plan for Lot 3 if and <br />when sewer and water become available to the property. <br /> <br />There is also a pipeline casement across the northeast comer of thc plat. <br /> <br />Grading and Drainage: A Grading and Drainage Plan along with a <br />Stormwater Summary has been provided. The cul-de-sac drains southward <br />toward DNR protected Wetland #328. Water from the roadway will be <br />discharged into a sedimentation pond prior to being outlet to the protected <br />wetland. Silt fence should be installed to protect the wetland from erosion <br />during construction. The street grades should be modified such that a <br />minimum curbline grade of 0.5% can be maintained. Lowest floor <br />elevations should also be added to the preliminary plat. <br /> <br />Park Dedication: The plat was reviewed by the Park Commission on <br />April I 1 and they have recommended that park dedication be satisfied with a <br />cash payment. The Park Commission has also requested that the <br />resubdivision plan be amended to identify a future access to the community <br />park immediately south of the plat. <br /> <br />Transportation Impact Fee: Effective April 15, 1996, the City of <br />Ramsey implemented a Transportation Impact Fee. The current rate is <br />$500.00 per lot or $2,000.00 for Rabbit Run. The developers share of this <br />fee is $1,000.00 and the remaining $1,000 will be collected as an additional <br />$250.00 on each of the four building permits. <br /> <br />Tree Preservation and Planting Plan: The developer must submit a <br />Landscape Plan as an addendum to the Grading Plan. This plan should <br />idtmtify existing tree growth that will be preserved during construction and <br />tho new planting of one 2-inch diameter tree, of an approved species, in the <br />front yard of each lot. No grading will be allowed until this requirement is <br />fulfilled. <br /> <br /> <br />
