We are also in receipt of a Grading Plan and a Landscape Plan also <br />consisting of one (1) sheet each prepared by Pioneer Engineering and dated May 20, 1996. We <br />offer the following comments: <br /> <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />Zoning and General: The property is zoned R-1 Rural Residential and single family residential <br />lots are a permitted use under this zoning. The property is also subject to 4 in 40 density zoning <br />and accordingly, the 40 acre parcel is proposed to be final platted into four (4) lots. <br /> <br />Lot Dimensions and Area: In accordance with the approved preliminary plat, all lots meet the <br />2.5 acre minimum lot size requirement- Each lot has the required 200 feet of frontage on a public <br />road or measures 200 feet wide at the building setback line on the cul -de-sac lots. <br /> <br />Streets and Access: Lots 1, 2 and 4 will be served by a cul-de-sac extension of Quicksilver <br />Street N.W. off of 167th Avenue N.W. This cul-de-sac does not exceed the 600 foot maximum <br />length restriction. Lot 4 is approved to have direct access onto 167th. <br /> <br />Wetlands and Drainage Easements: The standard drainage and utility easements have been <br />provided around the perimeter of each of the lots. The f'mal plat must be modified to also dedicate <br />the delineated wetlands as drainage and utility easements. There is also an underlying drainage <br />easement on Lot 3 that does not impact the proposed building site on that lot. The pre-existing <br />pipeline and NSP easements across the northeast comer of the plat have also been shown. <br /> <br />Grading and Drainage: In accordance with the recommendations of the City Engineer, a <br />modified Grading Plan has been submitted to verify that a minimum curbline grade of 0.5% will be <br />maintained. Lowest floor elevations have also been provided on the modified Grading Plan. The <br />Grading Plan still needs to identify the use of silt fence to protect the wetlands during construction. <br /> <br />Park Dedication: In accordance with the recommendations of the Park Commission, 'the <br />Development Agreement will require a cash payment in the amount of $2,400 to satisfy park <br />dedication requirements. <br /> <br />,I <br />,i <br /> I <br /> <br /> <br />
