CASE <br /> <br />REQUEST: FOR FINAL PLAT APPROVAL OF WOOD POND HILLS 5TH <br />ADDITION; CASE OF WPH PROPERTIES, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />WPH Properties, Inc. is requesting final plat approval of Wood Pond Hills 5th Addition. <br />This fifth and final phase of Wood Pond Hills consists of 30 single family urban residential <br />lots. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated June 5, 1996 <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />Notification toadjacent property owners of a pending final plat approval is not required. <br /> <br />Observations: <br /> <br />All of the lots meet the minimum area and dimension requirements. <br /> <br />The public improvements (streets, storm sewer, municipal water, sanitary sewer) will be <br />installed <br />as a private project with no financial participation on the part of the City. <br /> <br />Per the development agreement for Wood Pond Hills, the park dedication will consist of a <br />cash contribution in the amount of $600.00 per lot. The plat is also subject to the new <br />Transportation Impact Fee. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval of Wood Pond Hills 5th Addition. <br /> <br />Council Action: <br />Motion to: ~4'~ <br />Adopt Resolution g94-06-5-~' granting final plat approval to Wood Pond Hills 5th <br />Addition contingent upon compliance 'with the City Staff Review Letter dated June <br />5, 1996 and the Developer entering into a Development Agreement with the City. <br /> <br />Review Checklist: City Engineer Copies to: <br /> <br />Park Commission <br />Planning Commission <br /> <br />CC: 6/11/96 <br /> <br /> <br />
