We are also in receipt of a one (1) sheet Final Grading and Drainage <br />Plan dated May 17, 1996 and a six (6) sheet set of Street, Sewer, Water and Storm Sewer <br />Plans dated May 29, 1996, all prepared by McCombs Frank Roos Associates. We offer <br />the following comments: <br /> <br />General: The property is zoned R-1 Urban Residential and this 5th phase of <br />Wood Pond Hills plats the final 30 lots in the plat. The final plat contains a legal <br />description as Outlot C, Wood Pond Hills. According to City records, Ouflot C <br />does not include the Hanus homestead which is proposed to be included in this plat. <br />The logal description on the plat should be modified to include the description of the <br />Hanus parcel. There is also a narrow east/west extension of Out_lot C on the east <br />boundary of the property that has been omitted and needs to be included in the plat <br />and assigned a New outlot designation. <br /> <br />Lot Sizes and Dimensions: All of the lots in the 5th Addition meet the <br />minimum lot area requirement of 10,800 square feet. They are also in compliance <br />with the 80 foot width requirement (90 feet on comer lots). <br /> <br />Streets: The lots will be served by the construction of Helium Court, 145th Circle <br />and Iodine Street. The street names are in compliance with the grid system. <br />Helium Court and 145th Circle are in compliance with the 600 foot maximum dead <br />end street length. Iodine Street has been platted to the south boundary of the plat to <br />facilitate future development to the south. <br /> <br />0 <br /> <br />Utilities The development of the lots will require the extension of sewer and <br />water utilities. The developer is proposing to provide these improvements as a <br />private project with no financial participation on the part of the City. The plans for <br />these improvements have been submitted to and approved by the City Engineer. <br /> <br />o <br /> <br />Grading and Drainage: A Grading and Drainage Plan has been submitted for <br />this phase of Wood Pond Hills which is consistent with the original Grading and <br />Drainage Plan prepared for the preliminary plat dated August 16, 1991, with <br />su bseq uent revisions. <br /> <br />o931 <br /> <br /> <br />
