Review Letter: Wood Pond Hills 5th Final Plat <br />June 5, 1996 <br />Page 2 of 2 <br /> <br />Park Dedication: In accordance with the development agreement for Wood Pond <br />Hills, the park dedication for Wood Pond Hills 5th Addition will consist of a cash <br />contribution in the amount of $600.00 per lot or $18,000.00. <br /> <br />Landscape Plan. An addendum to the Grading Plan must be provided that <br />identifies existing trees to be preserved during construction and the planting of one <br />two inch diameter tree in the front yard of each of the lots in the plat. Grading of <br />the plat may not commence until this requirement has been fulfilled. <br /> <br />Transportation Impact Fee. The City has enacted a Transportation Impact Fee <br />and City Council has established a rate of $500.00 per single family residential lot <br />for a total of $15,000.00 due on Wood Pond Hills 5th Addition. The developer has <br />the option to pay the entire amount due or 50% thereof and divert the remaining <br />50% to a $250.00 fee on each building permit issued in the plat. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, June 11, 19946 to <br />consider your request for final plat approval of Wood Pond Hills 5th Addition. It is <br />important that you, or your representative, be present to answer any questions that may <br />arise.
