Retail Center <br />May 29, 1996 <br />Page 3 of 3 <br /> <br />Utilities: The site will be served by municipal utilities which are currently in place. <br />developer will responsible for charges associated with connnecting to these services. <br /> <br />The <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be <br />stored within a completely screened structure or container. The site plan does not indicate <br />a waste storage area in accordance with City Code and the plan should be modified <br />accordingly. <br /> <br />Pedestrian :Traffic: City Staff is recommending that an 8 foot wide pedestrian path be <br />constructed parallel to Sunfish Lake Blvd. N.W. from the crosswalk at Hwy. #10 to <br />Riverdale Drive with curb cuts as necessary. <br /> <br />Transportation Impact Fee: In April of 1996, the City Council enacted a <br />TransportatiOn Impact Fee on new development. The rate established for <br />commercial/industrial development is $1.50 per square foot of building space. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, June 4, 1996, to <br />consider your request for site plan approval. I strongly suggest that you, or your <br />representative, be present at the meeting to answer any questions that may arise. For your <br />information, I have enclosed a copy of the case cover sheet.
