CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />L.A.N.D. PROPERTIES, INCORPORATED <br /> <br />On June 11, 1996, Site Plan approval was granted by the City of Ramsey ("City") to L.A.N.D. <br />Properties, Inc., ("Permittee") to construct a 13,680 square foot retail center ("Structure") on the <br />property which is legally described as follows: <br /> <br />the ("Site"). <br /> <br />Lot 1, Block 1 - R_iverview Estates, Anoka County, Minnesota <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by <br />Miller Architects & Builders, consisting of one (1) Sheet dated April 26, 1996, Revision <br />Date ,1996. <br /> <br />REQUIRED IMPROVEMENTS· The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Landscape Plan. The Required Improvements are as <br />follows: <br /> <br />Bituminous dr/veways, off-street parking and maneuvering areas <br />Concrete curbing curbing around the perimeter of all bituminous surfaces <br />Site grading <br />Sod and seed <br />Establishment of berms and plantings in accordance with the Site Plan <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. F/re lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />Sunfish Lake Boulevard, T.H. #10, and Riverdale Drive N.W. <br /> <br />BUILDING FACADE.
