At the Planning Commission meeting on June 4, 1996, the Applicant indicated that the site <br />plan can be corrected to reflect that the 20 foot wide landscaped yard along streets and the <br />screened waste storage area will be provided. As for curbing, the Applicant will modify <br />the site plan to provide curbing on east and south lines of the parking lot only because <br />curbing on the west and north parking lot lines will prohibit truck entry into the Class 5 <br />storage yard. The Applicant was also opposed to providing a detention pond on site in <br />accordance with the recommendations contained in the City Staff review letter. During the <br />discussion with the Planning Commission, it was learned that the Applicant is not intending <br />to apply a fresh layer of Class 5 to the existing Class 5 on site, which in Staff's opinion is <br />deteriorating in its effectiveness to suppress weed growth. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommended site plan approval in accordance with the City <br />Staff Review Letter dated May 28, t996, except that the requirements for curbing on the <br />north and west lines of the parking lot and applying a new layer of Class 5 to the storage <br />yard should be waived. (The Applicant proposes to install a sidewalk along the building <br />front and continuing parallel to the to the east line of the parking lot. The Planning <br />Commission determined that butting the sidewalk up to the east edge of the bituminous wii1 <br />be acceptable in place of curbing.) <br /> <br />Council Action' <br /> <br />Motion to: <br />Recommend that City Council approve/deny the proposed site plan for Dave's <br />Custom Digging, contingent upon compliance with City Staff review letter dated <br />May 28, 1996, with an exception to curbing on the north and west lines of the <br />parking lot and a Class 5 overlay in the storage yard. <br /> <br />Review Checklist: City Engineer <br />CC: 6/11/96 <br /> <br /> <br />
