N.W. <br />Ramsey, Mn 55303 <br /> <br />Re: Sketch Plan Review; Ferrum Addition <br /> <br />Council Membent: <br /> <br />Hakanson Andes. son has been engaged by the City of Ramsey to prepare a plat for recently <br />acquired property in the Industrial District for development purposes. The final plat consists of <br />one sheet. We offer the following comments: <br /> <br />General: _The proposed plat is in the Industrial District and consists of approximately 8.5 <br />acres to b~ subdivided into 1 lot and 1 ouflo[ The lot will be developed with the new Listul <br />facility anti the outlot will be held by the City for possible future development. <br /> <br />o <br /> <br />Lot Sizes and Dimensions: Lot 1 meets the one acre minimum lot size and 200 foot road <br />frontage r¢'quirements. <br /> <br />o <br /> <br />Drainage:! Drainage from McKinley Street and the created lot will be drained to the <br />triangular,drainage and utility easement on the western side of Lot 1, Block 1. A regional <br />storm detention pond will be constructed on this lot which will discharge to the 42 inch <br />storm sewer located along the western side of Sunfish Lake Blvd. N.W. <br /> <br />Streets: The lot will receive public access from McKinley Street N.W. and is proposed to <br />have an e~it only onto Sunfish Lake Blvd. N.W. Contingent upon approval from Anoka <br />County of~ the exit onto onto Sunfish Lake Blvd., right of access should be dedicated to <br />Anoka Cdnty. McKinley Street is being constructed by the City with Tax Increment <br />Financing ;revenues to promote economic development in the area. The utlitmate fight-of- <br />way widtli of McKinley Street will be 80 feet throughout its length, however, in order to <br />accommo{tate the Listul site plan, only 60 feet of right-of-way is being platted for the <br />eastern 355 feet. Twenty feet of additional right-of-way will be required when the parcel to <br />the north i~ developed. <br /> <br />4 <br /> <br />Park Dedication: It is anticipated that park dedication will consist of a cash payment.
