That thc Applicant has stated that the proposed haul route for incoming and outgoing trucks will be from three access points: two on County Road #116 and one on 149th Avenue N.W. That no fill materials, except topsoil for restoration, are proposed to be imported to the site. That no blasting w/l/be employed in the grading activity. That the existing drainage patterns will not be substantially altered by the proposed grading plan. That the grading plan proposes to install silt fence around the perimeter of Wetland #118. That the grading operation will increase the traffic to and from the subject property for a one year time frame. That the proposed use will not be unduly dangerous or otherwise detrimental to persons residing or working in the vicinity of the use or to the public welfare. That the proposed use will not substantially adversely impak the use, enjoyment, or market value of any surrounding property. That the proposed use will not be hazardous or disturbing to existing or future neighboring uses. That the proposed use will be a substantial improvement to property in the immediate vicinity and to the community as a whole. That the proposed use will be served adequately by public facilities and serv/ces such as highways and streets. That the proposed use will not create excessive adcl/fional requirements at public cost for public facilities and services, and it will not be detrimental to the economic welfare of the community. That the proposed use will not involve uses, activities, processes, materials, and equipment and conditions of operation that will be detrimental to any persons, property, or the general welfare by reason of excessive production of traffic, noise, smoke, fumes, glare, or odors. That no opposition to the Applicant's request was expressed or submitted at the public hearing. 20.
