Storm sewer system improvements include a system of pipes and inlets starting at the <br />depression in the southwest corner of the site, where the proposed storm pipe will maintain <br />water in the depressed area by functioning as an overflow only. This overflow pipe <br />continues north to 152nd Avenue and then proceeds easterly in 152nd Avenue outletting <br />into a sedimentation pond at the edge of the wetland. <br /> <br />The proposed streets are the City standard, 31 foot back-to-back with concrete surmountable <br />curb and gutter.: All streets will have 2 inches of bituminous pavement with 4 inches of <br />Class 5 gravel base. <br /> <br />Three ten foot wide bituminous trails will be constructed. The first extends north from the <br />Sodium Street cul-de-sac bulb to 153rd Avenue. In the south boulevard of 153rd Avenue <br />a trail will be constructed from the northeast corner of the development, where it will <br />connect to the trail constructed with FOX KNOLL, extending west to Sunfish Lake <br />Boulevard. Thel trail then turns south along the east side of Sunfish Lake Boulevard <br />terminating at the southwest corner of the plat. In addition to the trails to be constructed <br />with the project, provision will be made for a potential future sidewalk along the west side <br />of Sodium Street by depressing the curb at the return points on the west side of Sodium <br />Street at 151st Lane and 152nd Avenue. <br /> <br />ESTIMATED COSTS <br /> <br />The estimated construction and project costs are summarized in Table 1. Detailed cost <br />estimates are included in Appendix A. The estimated costs in Table 1 include the costs that <br />are assessable to,the project on a lateral basis and the costs which are to be paid by trunk <br />funding. Trunk costs include oversizing of the watermain from an 8 inch to a 12 inch pipe, <br />extra depth of installation and oversizing from an 8 inch to a 10 inch for the sanitary sewer <br />trunk line in 152_nd Avenue and the jack-boring and extension of watermain and sanitary <br />sewer west of the west plat boundary across Sunfish Lake Boulevard. Table 1 estimated <br />project costs include indirect and overhead costs at 13% of the construction costs. The <br />usual estimated percentage for these costs is 30%, however, the developer will be paying for <br />engineering and Construction services directly.
