CITY OF RAMSEY DEVELOPMENT PERMIT ALLOY RECOVERY COMPANY On April 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Alloy Recovery Company, CPermittee"), a Minnesota corporation, to construct a 9,000 square foot addition to the existing principal building ("Structures") on the property which is generally known as 7060 142nd Avenue N.W. and which is legally described as follows: Lot 2, Block 1, Gateway North Industrial Park Plat 1, Anoka County, Minnesota the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: o STRUCTURE, All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE, The structure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by John Oliver and Associates and consists of one (1) sheet dated February 2, 1996, revision date . REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site/mprovements on the Site in accordance with the specifications and location as shown on the Site Plan. The Requirement Improvements are as follows: de Site grading. Installation of bituminous surfaces on all traveled portions of the site. Installation of B-612 continuous concrete curbing around the perimeter of all bituminous surfaces existing and installed on the north side of the Structure. Establishment of turf in areas disturbed during construction. Landscaping and screening in accordance with plan prepared by consiting of sheet dated Installation of det'~--'ention ponds in accordance with ~he Site Plan, revision date . Fire lanes. ("Required Improvements) FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING, Any lighting installed on the site is subject to prior approval by the City Engineer and shall deflect away from 142nd Avenue N.W. BUILDING FACADE. The City herein agrees that at least 50% of the north wall of the Structure shall have vinyl siding and brick molding applied to it and the remaining walls are permitted to be finished with ribbed metal panels color matched to the existing Structure. REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) signed and returned this Development Permit; b) provided the required financial guarantee in accordance with Paragraph 10 of this Permit.
