CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />ALLOY RECOVERY COMPANY <br /> <br />On April 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Alloy <br />Recovery Company, CPermittee"), a Minnesota corporation, to construct a 9,000 square foot <br />addition to the existing principal building ("Structures") on the property which is generally known <br />as 7060 142nd Avenue N.W. and which is legally described as follows: <br /> <br />Lot 2, Block 1, Gateway North Industrial Park Plat 1, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />o <br /> <br />STRUCTURE, All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE, The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by <br />John Oliver and Associates and consists of one (1) sheet dated February 2, 1996, revision <br />date . <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site/mprovements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Requirement Improvements are as follows: <br /> <br />de <br /> <br />Site grading. <br />Installation of bituminous surfaces on all traveled portions of the site. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces existing and installed on the north side of the Structure. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping and screening in accordance with plan prepared by <br />consiting of sheet dated <br />Installation of det'~--'ention ponds in accordance with ~he Site Plan, revision date . <br />Fire lanes. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING, Any lighting installed on the site is subject to prior approval by the City <br />Engineer and shall deflect away from 142nd Avenue N.W. <br /> <br />BUILDING FACADE. The City herein agrees that at least 50% of the north wall of the <br />Structure shall have vinyl siding and brick molding applied to it and the remaining walls are <br />permitted to be finished with ribbed metal panels color matched to the existing Structure. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 10 of this Permit.
