The plan proposes to <br />construct a 30,41}0 square foot office/warehouse facility in Business Park 95 2nd Addition, on the <br />south side of McKinley Sweet. We offer the following comments: <br /> <br />Zo_BJllg2 The site is zoned Industrial for which warehousing is a permitted use. The lot is also <br />subject to the Declaration of Covenants for Business Park 95 and the Site Plan will have to be <br />reviewed by the Architectural Review Board. <br /> <br />~ The site is approximately 5 acres in size or 217,000 square feet. City Code and the <br />Covenants restricts building coverage to 35% of the lot area or 75,950 square feet. The proposed <br />size of the buil~ng is 30,400 square feet and the site plan identifies a 15,200 square foot furore <br />expansion. An alfimate structure area of 45,600 square feet is in compliance with City Code and <br />the Covenants for lot coverage. <br /> <br />Impervious Surface: The Covenants restricts the aggregate impervious surface (buildings and <br />pavement) of th~ lot to 85% of the lot area or 184,450 square feet. The area of the building and <br />paved surfaces totals approximately 72,000 square feet, which is equal to 39% of the lot. The <br />impervious surf~e proposed is in compliance with the Covenants. <br /> <br />lJdlifies: The fa¢/lity will be served by municipal utilities. <br /> <br />Setbacks; The structure location meets or exceeds setbacks from McKinley Street and property <br />lines. <br /> <br />Outside Storage/Size and Treatment:' -City Code allows for outside storage in the Industrial District <br />and the Covenants establishes that all outside storage must be screened from streets and/or front <br />yards of adjoining lots by a visual barrier. It appears that the storage yard will be fenced, but the <br />site plan does n°l indicate whether the type of fencing proposed is security or screening purposes. <br />However, a sub.qtantial tree screening plan is proposed along the south, north and east property <br />lines which will ;serve to screen the 8,000 square foot storage yard yard and its future expansion <br />appropriately. If the future addition to the building is constructed north of the storage yard as <br />proposed, it willprovide, it will be a substantial screening barrier to the original outside storage <br />yard. <br /> <br />q$ <br /> <br /> <br />
