In addition, all paved areas are required to be finished <br />with concrete curbing. The site plan does not clearly identify that the storage yard will be paved <br />and should be modified accordingly. <br /> <br />L_~3/iKq.~ll~ In accordance with City Code, the Landscape Plan provides for a minimum 20 foot <br />wide landscape area along McKinley Street. The Covenants requires that at least 10% of the lot <br />(21,700 square feet) be landscaped with lawn and plantings. The Landscape Plan proposed that <br />50% of the lot will be landscaped. Ins .to.tlation of an irrigation system will protect the investment in <br />landscaping and is required by the Covenants. <br /> <br />AnThitecturai Standards: The building does not exceed the 35 foot height limit. The exterior finish <br />of the structure is proposed to be painted concrete block with a pre-finished metal panel application <br />to the top t/3 of the building, which is in accordance with City Code. The Covenants requires <br />mechanical equipment to be screened from the street and painted or aesthetically incorporated into <br />the design of the building. <br /> <br />~: In accordance with City Code and the Covenants, all waste stroage must be <br />indoors or in a completely screened enclosure on the site. The site plan needs to be modified to <br />identify the plans for waste storage. <br /> <br />Off Stre¢~ Parking and Driveways - Desi~: The Site Plan identifies driveways and off-street <br />parking areas and although it is not assumed, it does not clearly indicate that they will be finished <br />with bituminous and B-612 concrete curbing. This modification should incorporated into the plan. <br /> <br />Off Street Parking - Spaces Reo_uired: City Code requires 1 parking space for each employee on <br />the maximum working shift. The number of employees proposed at the facility is not identified and <br />Staff cannot determine that this requirement is met. <br /> <br />Access: The site is proposed to have one access from McKinley Street. <br /> <br />Drainage and Grading: A regional detention pond will be constructed as a part of the McKinley <br />Street improvements, as well as a storm sewer which will be placed in McKinley Street. The <br />McKinley Street storm sewer will allow capacity for a limited amount of storm water discharge <br />from adjacent properties. This site plan proposes direct discharge of only the loading dock area to <br />the storm sewer utilizing one eight inch pipe. The remainder of the property wilt drain overland, <br />primarily to the south to a drainage swale running along the railroad tracks which w/ii discharge <br />into the regional drainage pond. It is unclear as to where the roof drains will discharge.
