We offer the following comments: <br /> <br />General: The approved preliminary plat plat consisted of approximately 85 acres to <br />be subdivided into 135 single family urban residential lots. The proposed Final plat <br />proposes to final plat the first 46 lots. <br /> <br />Zoning: The property was recently rezoned from Industrial to R-1 Urban <br />Residential. <br /> <br />Lot Sizes and Dimensions: Lots 1 through 15 of Block 1 are considered riparian <br />lots to DNR Protected Wetland #2-118 and as Such are required to be at least <br />15,000 square feet in size, 10.800 square feet of which must be located above <br />ordinary high water mark. The final plat is in conformance with the preliminary <br />plat and these minimums are met. <br /> <br />All lots meet the minimum lot width in the R-I Urban Residential District of 80 feet, <br />or 90 feet on comer lots. <br /> <br />Access to Plat: In accordance with the approved preliminary plat, this f'LrSt phase of <br />Pondview will have access to C.S.A.H. #116, at a location that has been approved <br />by the Anoka County Highway Department. <br /> <br />Transportation Impact Fee: In April of 1996, the City enacted a Transportation <br />Impact Fee of $500.00 per lot. The Developer has the option to pay the entire <br />amount due or pay 50% of the amount due and defer the remaining $250.00 per lot <br />as a line item for collection on the building permits.
