The cul-de-sac <br />extending northeast off of Hematite St. N.W. should be named 146th Circle and the <br />east/w~t street to the north should be named 147th Avenue N.W. <br /> <br />Utilities: The site improvements are being installed as a private project with no <br />financial participation on the part of the City. <br /> <br />10. <br /> <br />Drainage & Utility Easements: The limits of all wetlands should be dedicated as <br />drainage and utility easement rather than Park or wetland. The standard 10 foot <br />wide easements have been provided around the perimeter of each of the lots. <br /> <br />Drainage and utility easements must be consistent with the .Drainage and Grading <br />Plan dated April 4, 1996. A drainage easement over (a) parts of Lots 15, 16 and 24 <br />of Block 1 and (b) pans of Lots 1 and 2 of Block 2, needs to be added. Several lot <br />line dr~age easements between (a) Lots 13 and 14 of Block 1, (b) Lots 16 and 24 <br />of Block 1, and (c) Lots 4 and 5 of Block 2, need to be widened from the standard <br />five feet on either side of the property line. <br /> <br />Park Dedication: Park dedication shalI consist of trail development along the east <br />plat boundary. The nail shall consist of an eight (8) foot wide bituminous path <br />consumcted as a Stage I Improvement and is park dedication credit eligible. The <br />trail corridor will meet the 35 foot minimum width requirement with the exception <br />of the aitemate route described below. <br /> <br />Because the north/south trail along the east plat boundary is interrupted by wetland <br />in the vicinity of the terminus of 147th Avenue, it was agreed at the time of <br />preliminary plat approval that the Developer would dedicate an alternate route within <br />the plat boundaries to continue north along this axil in the event high ground was <br />not obtained from the adjacent property owner to the east to circumvent the wetland. <br />The final plat proposed does not show evidence of an alternate route to continue the <br />trail along the east plat boundary. The City will require separate, recordable trail <br />easements over the platted drainage and utility easements before the plat is released <br />for recording. <br /> <br />Pedestrian Transportation Trail: It is assumed that plans are going forward for the <br />construction of a pedestrian transportation trail within the right-of-way of C.S.A.H. <br />#116 from Hematite Street N.W. southeasterly to Sunwood Drive. This trail is <br />transportational in nature and is not park dedication credit eligible, but it is <br />transportation impact fee credit eligible. <br /> <br /> <br />
