We offer the following comments: <br /> <br />1. General: The approved preliminary plat for Chestnut Ridge 2nd Addition (by <br />Council action on 8/22/94 and a revision on 3/I2/96) consisted of approximately 65 acres <br />to be developed with 73 single family urban residential lots. The fzrst phase under that <br />preliminary plat approval final platted the f'zrst 29 lots as Chestnut Ridge 2nd Addition. <br />This 3rd Addition is the second phase under the approved preliminary plat of Chestnut <br />Ridge 2nd Addition and finals plats the final 44 lots. The final plat mylars should be <br />modified to eliminate duplication of block numbers; Staff drafted the legal description in the <br />proposed development agreement based on Blocks 4, 5 and 6 being located on the south <br />side of Sunwood Drive, left to right respectively. The legal description on the title page <br />should be "Outlot C, 2nd Addition", not "3rd Addition". <br /> <br />2. Zoning The property is zoned R-1 Urban Residential for which single family lots <br />are a permitted use. <br /> <br />3.. Wetlands: The wetlands delineated on the final plat should be dedicated as <br />drainage easements. <br /> <br />4. Lot Sizes and Dimensions: It appears that all of the lots meet the 80 foot minimum <br />lot width requirement (90 feet on comers) at either the street frontage or building setback <br />line. Although all lots meet the 10,800 square feet minimum area requirement, it should be <br />noted that the footprint for some of todays more popular home styles in conjunction with <br />the location of the ordinary high water mark results in some marginal back yards with <br />respect to depth. <br /> <br />5. Streets: The streets have been appropriately named Neon and Potassium, except <br />that the unnamed street north of Sunwood Drive should be designated as 148th Avenue <br />N.W. · <br /> <br />6. Access to Plat: The Plat will receive public access from the extension of Potassium <br />Street north and south of Sunwood Drive, and the extensions of Neon Street N.W. and <br />148th Avenue N.W. off of Potassium.
