Transportation Impact Fee: In April of 1996, the City Council enacted a <br />Transportation Impact Fee at a rate not to exceed $500.00. For this particular plat, the fee <br />would be intended for the continuation of Sunwood Drive, an area collector street, and the <br />construction of the Sunwood Drive bridge over the wetlands. <br /> <br />8. Drainag~ Easements: The standard drainage and utility easements have been <br />provided around the perimeter of each of the lots and along common property lines. The <br />final plat mylars should be modified to also dedicate the wetlands as drainage easements. <br /> <br />9. Utilities; It is Staffs understanding that the site improvements will be installed as a <br />private project with no financial participation on the part of the City. The Developer will be <br />responsible for the cost of utilities constructed by the City in conjunction with the Sunwood <br />Drive project. The costs will be limited to the equivalent cost of lateral benefit mains. <br /> <br />10. Park Dedication: At the time of preliminary plat approval, the Park Commission <br />determined that park dedication would consist of a cash payment. <br /> <br />11. Transportational Trail: In accordance with City Council's decision at the time of <br />preliminary plat approval and final plat approval of Chestnut Ridge 2nd Addition, the <br />Developer shall' be responsible for the construction of an off-road u'ansportational nail <br />parallel to Potassium Street N.W. from Sunwood Drive south to I46th Avenue N.W. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, July 9, 1996 to <br />consider the request for final plat approval. I suggest that you, or your representative, be <br />present at the meeting to answer any questions that may arise. If you have any questions, <br />please feel free to call at 427-1410.
