We offer the following comments: <br /> <br />General: In accordance with the approved preliminary plat, the final plat consists <br />of 25 single family urban residential lots on a 12 acre parcel located southeast of <br />Sunfish Lake. <br /> <br />Zoning: The property is zoned R-1 Urban Residential for which single family lots <br />are a permitted use. <br /> <br />Wetlands: A portion of DNR Protected Wetland gl 13 (Sunfish or Grass Lake) <br />is located on the property and has been appropriately delineated as drainage <br />easement. The approved preliminary plat also identified a wetland on Lot~ 16 and <br />17 of Block 1 which has not been transferred onto the final plat as a drainage <br />easement. The mylars should be corrected accordingly. <br /> <br />Lot Sizes and Dimensions: Lots 5 through 14 of Block 1 meet the 20,000 <br />square foot minimum lot area requirement for riparian lots in the shoreland overlay <br />district for Sunfish Lake. Lots 1 through 4 of Block 1 and Lots 1 through 7 of <br />Block 2 were given variances to the 15,000 square foot area requirement for non- <br />riparian lots in this overlay district. In accordance with the variance granted, the <br />average lot size maintained by this group of lots is 13,800 square feet. <br /> <br />Access to Plat: The plat will receive access from Sunwood Drive at two points <br />which the plat identifies as 145th Avenue N.W. and 146th Avenue N.W. These <br />two street designations should be changed to 146th Avenue N.W. and 147th <br />Avenue N.W. respectively. <br /> <br />Transportation Impact Fee: In April of 1996, the City Council enacted a <br />Transportation Impact Fee at a rate not to exceed $500.00. For this particular plat, <br />the fee would be intended for the continuation of Sunwood Drive, an area collector <br />street.
