I <br />I <br /> <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Review Letter: Sunfish Lake Estates <br />July 2, 1996 <br />Page 2 of 2 <br /> <br />Streets: As noted at the time of preliminary plat approval, the one cd-de-sac in the <br />plat does not exceed the 600 foot maximum length restriction. <br /> <br />Drainage Easements: The standard drainage and utility easements have been <br />provided around the perimeter of each of the lots and along common property lines. <br />Wetland #113 has also been delineated as a drainage easement. The wetland shown <br />to exist on Lots 16 and 17 of Block 1 during preliminary plat review should also be <br />identified on the final plat as a drainage easement. <br /> <br />Utilities: It is Staffs understanding that the site improvements will be installed as <br />a private project with no financial participation on the part of the City. <br /> <br />10. <br /> <br />Park Dedication: In accordance with City Council's decision at the time of <br />preliminary plat approval, park dedication will consist of a cash payment. <br /> <br />11. <br /> <br />Transportational Trail: The developer is responsible for the construction of an <br />8 foot wide transportation trail along the north side of Sunwood Drive which is <br />credited towards the total amount of transporation impact fees due from the plat. <br /> <br />12. <br /> <br />Existing Homestead: The development agreement will require that the existing <br />homel~tead on Lot 7, Block 1 to be resided and served by a paved driveway in order <br />to make it more compatible with the new neighborhood developing around it..- <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, July 9, 1996 to <br />consider the request for final plat approval. I suggest that you, or your representative, be <br />present at the'meeting to answer any questions that may arise. If you have any questions, <br />please feel free to call at 427-1410.
