CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />AMPRIDE <br /> <br />On July 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Hennepin Co- <br />op Seed Exchange, Inc. ("Permittee") to construct a 4,937 square foot Ampride convenience store <br />with gas sales and car wash ("Structure") on the property which is legally described as follows: <br /> <br />(INSERT LEGAL HERE) Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />o <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE, The structures shall be conslructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by. , dated <br /> <br />o <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Grading Plan The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Grading and Drainage Plan prepared <br />by and dated <br />Installation of bituminous driveways, park_~g lots and maneuvering areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of tuff in areas disturbed during construction. <br />Landscaping in accordance with the approved Site Plan. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting utilized on the site is subject to prior approval by the City <br />Engineer and shall deflect light away from adjoining public streets. Bulbs emitting in <br />excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off <br />of the property where such light source is located. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the Structure of scored <br />concrrete block with a ceramic face block trim and metal facia in accordance with the <br />Building Elevations prepared by and dated <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 11 of this Permit.
