CITY OF RAMSEY DEVELOPMENT PERMIT AMPRIDE On July 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Hennepin Co- op Seed Exchange, Inc. ("Permittee") to construct a 4,937 square foot Ampride convenience store with gas sales and car wash ("Structure") on the property which is legally described as follows: (INSERT LEGAL HERE) Anoka County, Minnesota. the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: o STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE, The structures shall be conslructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by. , dated o SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan and Grading Plan The Required Improvements are as follows: Site grading in accordance with the approved Grading and Drainage Plan prepared by and dated Installation of bituminous driveways, park_~g lots and maneuvering areas. Installation of B-612 continuous concrete curbing around the perimeter of all bituminous surfaces. Establishment of tuff in areas disturbed during construction. Landscaping in accordance with the approved Site Plan. ("Required Improvements) FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting utilized on the site is subject to prior approval by the City Engineer and shall deflect light away from adjoining public streets. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property where such light source is located. BUILDING FACADE. The Permittee agrees to construct the Structure of scored concrrete block with a ceramic face block trim and metal facia in accordance with the Building Elevations prepared by and dated REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) signed and returned this Development Permit; b) provided the required financial guarantee in accordance with Paragraph 11 of this Permit.
