I <br />I <br />I <br /> <br />Review Lettor: Ampride Site Plan <br />June 27, 1996 <br />Page 3 of 3 <br /> <br />Waste Storage: City Code requires that ali solid waste and refuse receptacles shall be <br />stored within'a completely screened structure or container. The site plan indicates that the <br />trash enclosUre will be stored on the south side of the structure. Two structure walls in <br />combination with cedar gates will screen the trash from public view. <br /> <br />Pedestrian Traffic: City Staff is recommending that an 8 foot wide pedestrian path be <br />constructed Parallel to Sunfish Lake Blvd. N.W. from the crosswalk at Hwy. gl0 to <br />Riverdale Dri3,e with curb cuts as necessary. <br /> <br />Transportation Impact Fee: In April of 1996, the City Council enacted a <br />Transportation Impact Fee on new development. The rate established for <br />commercial/'mdustrial development is $1.50 per square foot of building space. It is <br />anticipated that transportation impact fees w/Il be utilized to upgrade the intersection of <br />Sunfish LakeBlvd.' and T.H. #10. <br /> <br />Sign: City Code allows for one pylon or free standing sign per parcel at a size not to <br />exceed 100 square feet. A sign permit from the City is required prior to installation of the <br />sign. A concept plan for a sign has been provided that indicates a total sign message space <br />of 147 squarefeet, which is not in compliance with City Code. Staff is more than willing <br />to meet with the applicants or sign contractors to review Ramsey's sign ordinance as k <br />pertains to this site. <br /> <br />Lighting: Ail lighting must be arranged so as to deflect away from public streets.~ <br /> <br />The Planning :Commission will be meeting at 7:30 p.m. on Tuesday, July 2, 1996, to <br />consider your request for site plan approval. I strongly suggest that you, or your <br />representative, be present at the meeting to answer any questions that may arise.
