Development <br /> <br />Zoning Administrator Sylvia Frolik explained that ILF. Development has submitted a site plan for the <br />development of a New Horizon Dayeare facility. The commercial lot wr2l be approximately one acre in <br />size, with access on Xldmo Street and no direct access onto T.H. ~-47. The proposed project meets City <br />Code requiremenm~r zonk~ lot coverage, setbacks, design and number of off-street pa~king spaces. Ms. <br />Frotik explained that the plan needs to be modified to identify the types of materials that will be used for <br />the 100% waste enclosure. The exterior w~ns of the daycare are proposed to be finished with standard <br />siding and brick Staff recommends approval of the architectural standards contingent upon the siding <br />being a maintenanCe-flee type. Ms. Frolik explained City Code requires a 20 foot wide landscape area <br />adjacent to all public roads and when a commercial use is across the street from a residential use. She <br />explained this can be met along T.H. ~47 and suggested that the parking 1or be altered so this can be met <br />along Xldmo Street. City Staff recommends site plan approval. <br /> <br />Chairperson Bawden invited the public to come forward with their comments at this time. <br /> <br />Shirley Bott, 1576 - 143rd Avenue, stated she had a traffic concern getting onto T_Iff_/b47 with no trafiqc <br />fights. She recommended the driveway be on T.FL t/47 to eliminate the tra~c on Xkimo Street. <br /> <br />Ed/Vfingo, 4981 - 143rd Avenue, stated he was a tWenty year resident of Rarnsey. He noted his concern <br />regarding the truffle issue.
