Canaday Surveying. We offer the following <br />commen ts: <br /> <br />1. General: The subject property is currently platted and recorded as Lots 4 and 5 of <br />Block 2 in Northfork Oaks Addition. It is Staffs understanding that the buyer of the <br />subject properties proposes to construct a very large home in Northfork Oaks and would <br />rather have excess side yards rather than just meet the minimum distances required. <br />Additionally, the rear yards on Lots 4 and 5 are restricted by a 75 foot clear zone buffer <br />from th¢ Armstrong Kennel facility owned by Mr. Charles Delaney. For that reason the <br />buyer proposes to construct the home on two lots. Under those circumstances, North <br />Fork, Inc. prefers that the parcels be replatted into one lot to remove the common property <br />line and eliminate the possibility of the buyer doing an administrative subdivision to get the <br />common property line further away from the home and selling off the remainder of the <br />property as a buildable lot. This replat will also require vacation of the drainage and utility <br />easement that currently exists along the common property line of the two parcels. City <br />Staff will follow up with the action necessary to vacate the easement. <br /> <br />2. Lots Sizes and Dimensions: The new lot created is a combination of two and <br />will exceed the minimum lot area requirement of 1 acre and the minimum lot width <br />requirement of 160 feet. <br /> <br />3. Access: Access to the subject lots will continue to be from 160th Court. <br /> <br />4. Park Dedication: There will be no park dedication due on these lots as park <br />dedication requirements were satisfied when these lots were previously platted as part of <br />North_fork Oaks Addition. <br /> <br />5. Drainage: There will be no changes in the drainage patterns as a result of this lot <br />combination. <br /> <br /> <br />
