I I I I CITY OF RAMSEY ANOKA COUNTY, MINNESOTA DEVELOPMENT AGREEMENT - NORTHFORK OAKS THIRD ADDITION THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and NORTH FORK, INC., 713 Bradford Avenue N.W., Champlin, Minnesota 55316 ("the DEVELOPER'S). WITNESSETH: WHEREAS, the DEVELOPER is the fee owner of the following described property situated in the CiTY OF RAMSEY, County of Anoka, State of Minnesota, and legally described as follows: Lot 1, BLOCK 1, NORTHSXORK OAKS THIRD ADDITION, Anoka County, Minnesota the "Subject Property"; and WHEREAS, on August 13, 1996, pursuant to Resolution 96-08~ , the CITY approved the fin~ plat of the Subject Property which plat is known as NORTHFORK OAKS THIRD ADDITION (the "Plat") contingent on certain requirements, including DEVELOPER and CITY enterihg into this contract; and WHEREAS, no expenditure of CITY funds, will be made until the City Code escrow requirements have been fulfilled by DEVELOPER; and NOW THEREFORE, the CITY and DEVELOPER agree as follows: P.U.D. 1. City Code Compliance· That the DEVELOPER will develop the Plat in accordance with the City Code, Section 9.20.31, entitled "Planned Unit Development." .COnformance with Plan· The P.U.D. shall be developed pursuant to the "FINAL PLAT FOR THE PLANNED UNIT DEVELOPMENT OF NORTHFORK OAKS THIRD ADDITION" consisting of one (1) sheet, prepared by Bradley J. Canaday Surveying entitled Northfork Oaks Third Addition. II. STAGE 1. IMPROVEMENTS Cqmpliance with City Code. That the recitals above and the provisions of the Ci~ Charter, Subdivision Code, Zoning Code and Public Improvement Code of the CITY as amended to date hereof, are incorporated herein by reference.
