CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />CASEY'S GENERAL STORES, <br /> <br />INC. <br /> <br />On September 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") toCasey's <br />General Stores, Inc., an Iowa corporation, C'Perrnittee") to construct a 2,720 square foot <br />convenience store with gas sales ("S.tructures") on the property which is legally described as <br />follows: <br /> <br />Lot 1, Block 4, Sunfish Square, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {)9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />4 <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed'On the Site <br />as shown on the Site Plan prepared by Casey's Construction Division, dated :July 31, <br />1996, Revision Date <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Site Plan. <br />Installation of bituminous or concrete driveways, parking lots and maneuvering <br />areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous or concrete surfaces. <br />Establishment of tuff in areas disturbed during construction and in accordance with <br />the Site Plan. <br />Landscaping in accordance with the Site Plan. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. <br /> <br />BUILDING FACADE.
