We are also in receipt of a Topography Plan prepared by <br />Sathre-Bergquist, Inc., a Preliminary Grading Plan prepared by John Oliver & associates, <br />Inc., and a Floor Plan and Building Elevations prepared by RSP Architects. We offer the <br />following comments: ~, · <br /> <br />General: The site plan proposes to develop a 3,000 square foot Burger King r~staurant <br />on the northwest quadrant of the intersection of Ramey Blvd. and Hwy. #10. <br /> <br />Zoning: The site is zoned B-3 Highway Business for which fast food restaurants are <br />considered a permitted use. <br /> <br />Lot Coverage: The site is approximately 68,400 square feet /2 size. Lot coverage is <br />restricted to 35% or 23,940 square feet. The proposed size of the principal structure is <br />3,000 square feet, which equates to a lot coverage of approximately 4%. <br /> <br />Utilities: The facility will be served by on-site sewer and water services. The septic <br />system design should be by a certified designer. <br /> <br />Setbacks: The building location exceeds the 35 foot front, 20 foot rear, and I0/20 foot <br />side setback requirements. <br /> <br />Screening: No screening is required as ail adjacent parcels are zoned for commemial <br />purposes. <br /> <br />Landscaping: City Code requires a 20 foot wide landscaped .area along all public s~reets. <br />In the B-3 Highway Business District, it also restricts any uses in the front 17.5 feet of the <br />property. The site plan identifies a 15 foot widelandscape area along Hwy. #10, which is <br />deficient of the 20 foot landscape requirement and results in the drive-up traffic lane <br />encroaching in the no-activity zone by 2 feet. In this case, Staff is recommending approval <br />of this deviation in order to ma/ntain as much green space as possible on the north side of <br />the property for septic system needs. . The additional 5 feet of greenspace needed along <br />Hwy. #10 can be supplemented by extending the turf establishment along the south <br /> <br /> <br />
