Phase 1 <br />The intent of this phase is to structurally slabilize the building and/o provide heat, eleclrical, <br />~voter and server services. <br /> <br />A. The ceiling lights, metal ceiling, metal cove trim, ceiling plaster and lath will be removed and <br />discarded. Remove and discard existing duct and chase. <br /> <br />B. Rafter and ceiling joist modifications will be made per structural. Add three new 2x4 web members to <br />each truss to meet present code requirements. <br /> <br />C. Roof repair. -The contractor will closely examine the roofing material and underlying tar paper for <br />evidence of current leaking and it's condition in general. Make necessary repairs. (there is evidence of <br />curling of shakes in some areas). As part of this work the existing exterior soil stack will be removed and <br />a new soil stack and exhaust vent flashing and temp plugs will be installed in preparation of the relocated <br />soil stack and new exhaust vent installation under other phases. <br /> <br />D. Remove and discard basement fixtures and abandon old lines, install new domestic water and sanitary <br />sewer services above the basement floor. <br /> <br />E, Floor leveling. Remove all existing commercial telephone lines and boxes. Remove wall cabinet, sink <br />and water heater from small room. Tear up linoleum floor finish and sub-floor through-out. Per structural, <br />remove existing interior footing, posts, and beam lines and install new ones which meet code. And, level <br />floor as part of new structure. Soils investigation required to obtain soil capacity. <br /> <br />F. Repair cracks in brick foundation wall and brick veneer. Replace/repair damaged bricks. <br /> <br />G. Install brick ties per structural. In a few areas where the brick veneer appears to be pulling away from <br />the wood stud back-up install a retro-fit brick tie every two square feet of brick area. In the remainder of <br />the brick, these ties to be installed for every seven square feet (32" on center, each way). <br /> <br />H. Remove oil tank and conc. stab under it <br /> <br />I. Strip signage from brick <br /> <br />J. Tuckpoint entire brickwork <br /> <br />K. Buttress Remove buttress or new foundation??? <br /> <br />L. Remove existing electrical service and relocate new u/g service and meter to new location on south <br />side of building. Distribute power, as required, to service new furnace. Provide rough-in for new exterior <br />lighting. <br /> <br />N. Provide new gas service to new location on south side of building. Install new furnace and duct runs. <br /> <br />O. Install new vapor retarder and gypsum board ceiling. <br /> <br />P.
