We offer the <br />following comments: <br /> <br />1. Z, onin_~ The subject property is zoned R-1 Urban Residential. <br /> <br />General: The approved preliminary plat consists of approximately 29.5 <br />acres to be developed with municipal water and sanitary sewer and <br />subdivided into 29 single family lots. This phase of Ramsey Meadows <br />consists of the final 4 lots and 1 outlot. This 4th Addition represents a <br />reduction of one residential lot over that which was approved in the <br />preliminary plat. Overall, the final plats for all phases of Ramsey Meadows <br />represent a reduction of two residential lots over that which was approved in <br />the preliminary plat. <br /> <br />Lot Sizes and Dimensions: All of the lots meet the minimum 80 foot width <br />at the front property line or the building setback line. Although each of the <br />four lots exceed the 10,800 square foot area requirement, only Lots 1 and 2 <br />have this amount of area exclusive of wetlands. Lot 4 has approximately <br />10,426 square feet of high land, while Lot 3 has only 8,800 square feet of <br />high land. In addition, the shallow depths of these lots will p~'eclude the <br />standard type of backyard found on residential lots. It is likely that the yard <br />area will have to be directed to the side areas of the homes on Lots 1, 2 and <br />4, and that no yard may be possible on Lot 3. Purchasers of these lots <br />should be advised of the restrictions on the filling of wetlands. <br /> <br />.Streets: All of the lots receive access from 149the Lane N.W. which was <br />constructed in a previous phase of Ramsey Meadows. <br /> <br />o <br /> <br />Outlots: Outlot A is wetland area that will be dedicated for drainage and <br />utility easement purposes. <br /> <br />Drainage: A grading and drainage plan mus[ be provided. The preliminary <br />plat Grading and Drainage Plan calls for the discharge of storm runoff from <br />147th Lane directly into Wetland #658.
