The Plat shall be developed pursuant to the final plat <br />consisting of one (1) sheet, prepared by Caine & Associates Land Surveyors, Inc., entitled <br />Ramsey Meadows 4th Addition. <br /> <br />Incorporation of All City Code Reouirements. That the recitals above and the <br />provisionk of the City Charter, Subdivision Code, Zoning Code and Public Improvement <br />Code of the CITY, as amended to date hereof, are incorporated herein by reference. <br /> <br />Stage I~ Improvements Required, The DEVELOPER agrees to construct the <br />required S-rage I Improvements according to the terms and conditions of this contract and in <br />accordance with the DEVELOPER'S plans submitted to the CITY. Said plans shall be <br />in general conformance with with the Preliminary Plat and Wetland Mitigation Plan for <br />Ramsey Meadows 2nd Addition prepared by Caine & Associates and dated December 11, <br />1992. The final construction plan for sanitary sewer, storm sewer, watermain, and street <br />improvements shall be submitted to the City Engineer for review and' approval prior to <br />construction. The DEVELOPER shall also be responsible, at its expense, for installation <br />of gas, telaphone, and electric utility improvements. Street lights are the responsibility of <br />the DEVIgLOPER, however, the CITY wiI1 arrange for their installation as a Stage II <br />Improvement. The DEVELOPER shall be responsible for completing the rough grading <br />and providing lot comer stakes prior to the installation of underground utilities. <br /> <br />Wetland Issues. The DEVELOPER certifies that filling and excavation of wetlands <br />have been llegally completed in accordance with an approved Wetland Mitigation Plan dated <br />December rl 1, 1992 prepared by Caine & Associates.
