the amount of Five Hundred Dollars ($500.00) per lot. The mount of Transportation <br />Impact Fee due on the Plat is Two Thousand Dollars and no cents ($2,000.00). These <br />funds are intended to facilitate the instMIation of traffic signals at the intersections of i42nd <br />Avenue N.W. and Xldmo Street N.W. with T.H. #4?. The DEVELOPER has the option <br />to either: (a) Pay the entke amoutn due prior to the CITY releasing the Plat for recording <br />at the County; or (b) Pay fifty percent of the Transportation Impact Fee ($1,000.00) prior <br />to the CITY releasing the Plat for recording and divert the remaining $I,000.00 due as an <br />additional $250.00 fee on each building permit issued in the Plat. <br /> <br />20. Tree and Sod Planting Plan. Sodded boulevards are a requirement for each lot in the <br /> Plat prior to issuance of a Certificate of Occupancy. In accordance with City Code and the <br /> <br /> · policy established by the City of Ramsey Park and Recreation Commission on June 10, <br /> <br /> I993, the DEVELOPER is required to submit a Landscape Plan for CITY approval that <br /> identifies existing tree growth within the Plat that will be preserved during construction <br /> and new plantings. It is herein agreed that the requirement for a Landscape Plan shall be <br /> fulfilled by the DEVELOPER as follows: <br /> <br />Minimizing the impact of construction on trees in accordance with Minnesota <br />Extension Service publication "Protecting Trees From Construction Damage" <br />(Publication #NR-FO-6135-S). <br /> <br />b) <br /> <br />Planting one two-inch diameter tree (or equivalent thereof) of an approved species <br />at the road frontage or in the front yard of each of the lots in the Plat prior to the <br />issuance of a Certificate of Occupancy. In the event the weather is not conducive <br />to tree or sod planting at the time of Certificate of Occupancy, the Building Permit <br />holder shall place a cash deposit in the amount of $200.00 for trees and $100.00 for <br />sod in an escrow account with the CITY and upon verificatio'n of the planting <br />being accomplished, said cash deposit shall be refunded to the Building Permit <br />holder. Failure of the Builder to comply with the planting requirement within a <br />reasonable time frame following a determination by the CITY that weather <br />conditions are conducive to plantin~ shall give the CITY authority to cause the <br />planting, the cost of which shall be charged to the escrow account and the Builder <br />shall not be eligible for a refund of the cash deposit made for this purpose. <br /> <br />21.Tree Disease Prevention and Disposal. The DEVELOPER shall prevent the <br /> introduction and spread of tree disease into the residual tree populations of the Plat and <br /> <br /> <br />
