Commissioner Deemer stated the applicant could look it over and come back for a variance o~ a change in the site plan. Mr. Dolphin requested the Planning Commission approve the site plan subject to moving the building over I0 feet. Commissioner Deemer pointed out the high water table in that area, and that City services were not available at this'.time. Commissioner 3'gresen asked fiche elevations were correct as far as direction. Mr. Dolphin explained that the dfive-ul~ side' faoed west on Highway #10. Commissioner J ~ensen asked about the metal siding. Mr. Dolphin explained that they recently changed that exterior finish from wood, as the wood appearance did not last. Commissioner Thorad explained that he preferred the metal siding. I I I Motion by Commissioner LaDue and seconded by Commissioner Holland to recommend that City Council grant sii~. plan approval to the site plan proposal for the Burger King facility contingent upon compliance wi~ the City Staff review letter dated August 27, I996, and the condition that the applicant can meet the 80 foot setback fi-om the right-of-way. Further Discussion: Mr. Dolphin clarified that the metal siding was acceptable. Motion carried.' Tim Holm of Hokn's Super Bowl, Inc. explained that he has renovated the building since taking ownership. He ex}pla~ed that Holm's Super Bowl, Inc. is in a nice area of Rarnsey, and he is working to upgrade the buainess image. Mr. ~olm explained that Holm's Super Bowl, Inc. needed exposure to attract new customers. He expressed that he wanted the facility to be brought to higher standards. Commissioner JenSen pointed out the location of current signs, including the one located on Riverdale Drive. Zoning Administrator Frotik expMned that the bowling alley is located on Lot 1. She stated that City Staff appreciated the efforts that the applicant has put into the property. Ms. Frolik explained that the Dubats propegy has an 84 foot sign and a 24 foot sign, and City Code allows one freestanding sign not to exceed 100 square feet on each commercial parcel. Ms. Frolik pointed out that the proposed sign would be a third sign on this parcel, totaling 180 square feet.
