We have received the proposed final plat which consists of one (1) sheet <br />prepared by Caine & Associates. We offer the following comments: <br /> <br />1. General: The plat consists of approximately 34.8 acres and is proposed to be <br />platted into 11 commercial lots and one outlot. <br /> <br />2. Zoning: The property is currently zoned B-3 Highway Business. <br /> <br />3. Lot Sizes and Dimensions: All of the lots exceed the 1/2 acre minimum lot size <br />for commercial lots in the B-3 Business District. They also exceed the minimum lot width <br />of 100 feet and lot depth of 150 feet. <br /> <br />4. Access to Lots: In accordance with the approved preliminary plat, the <br />construction of Llama Street N.W. and Riverdale Drive N.W. is proposed to provide <br />public access to the lots. None of the lots will have direct access onto Hwy. #10. <br />Accordingly, right of access along Hwy. #10 is proposed to be dedicated to the public on <br />the final plat. The site plan submitted for Shorewood R.V. on Lots 1, 2 and 3 of Block 1 <br />notes the use of Outlot A for future r.v. parking. It was noted/n the site plan review letter <br />that. outlots are not considered developable and a replat would be convert the oudot <br />designation to a lot and block assignment. If Shorewood has any intention of udliz/ng <br />property on the south side of Riverdale in the near future, it may be in their best interest ff <br />Oudot A is platted as a lot and block at this time. <br /> <br />5. Grading and Drainage Plan: In accordance with the approved preliminary <br />plat, the eastern half of Outlot A is dedicated as a drainage easement to accommodate both <br />runoff from Riverdale Drive and the platted lots. <br /> <br />The final plat includes the standard 10 foot drainage and utility easements (5 feet on <br />common property lines) around the perimeter of all platted lots except the outlot. <br /> <br />6. Park Dedication: The plat was reviewed by the Park Commission for park <br />dedication requirements on August 8. In accordance with their recommendation, a traSl <br />corridor is platted along the east boundary of Out. lot A.
