M_r. Bauer advised that <br />he did speak with the City Engineer about the possibility of a variance for a somewhat smaller lot. <br />He suggested some latitude in case the acreage goes below 2.5 acres. <br /> <br />City Engineer Steven Jank0wski suggested the lot line be placed at an angle to keep the north tine <br />even. Mr. Bauer stated this could be done; however, the driveway would need to also be deviated. <br /> <br />Commissioner Deemer asked if. OutIot A could be ~Lined up with Dolomite or il'that would result in <br />the need to construct a street. <br /> <br />Mr. Bauer agreed an angled lot line, as suggested by Mr, ~'ankows~ is an option and commented on <br />the importance of assaring the house is pla,ecl in the proper location to establish proper setbacks. <br />He added that Anoka County does not really support common driveways. <br /> <br />Mr. Jankowr~ki advised that he would prefer a reduced s~.ze on Lot 1 below 2.5 acres rather than the <br />cross street. <br /> <br />C. ornmJ~oner Deemer concarrM and suggested a 2.5 acre resubdivision on preliminary. Ms. Frolik <br />clarified there will be no prelimln~ry plat since this is a minor subdiv/sion with no street construction. <br /> <br />Motion by. Commissioner Holland and seconded by Commissioner La.Due to recommend that City <br />Count] approve the sketch plan for Harmony Farm, a minor subdMsion, contingent upon compliance <br />Mth City StaffRc'Mew Letter dated September 26, 1996. <br /> <br />Further Discussion: Commissioner Thomd asked ffLots 1 and 2 w~ access through Outlot A and <br />inquired mgarrting the driving surface. Mr. Bauer advised it will be a common driveway w/thin the <br />fight-of-way. <br /> <br />Mr. Jankowski suggested creating Outlot A and then' giving easements Over Outlot A to both lots. <br />Or, Outlot A could be split into two section~ (Outlot A and B) with a common drive down the center <br />so if problems do. ocean-, two separate driveways are an option <br /> <br />~ofi0n carried.
