The following items are enclosed for your infoh~nation: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />ite location map ' <br /> itc plan ' <br />Oty Staff Review Letter dated September 26, 1996 <br />Draft Planning Commission meeting minutes dated October 1, 1996 <br />l~oposed development permit <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The development includes a 27,115 square foot building for some indoor display area, sales <br />offices, and mai~htenance shop area. It is proposed that the site. will be developed in phases and <br />Lots 1 and 2 woald make up the fa'st phase. The development permit has been drafted to prohibit <br />any expansion o~e r.v. or used car display areas onto Lot 3 without pavement and curbing being <br />in place.. The f.a~c.ility will be served, by .an on-site well and the site plan reflects that the septic <br />system will be d~slgned by a cemfied designer. <br /> <br />The site plan proposes access to be from 3 locations on Riverdale Drive N.W. and one egress onto <br />Llama Street; no,direct access onto Hwy. #10 is proposed. <br /> <br />The proposed d~.¥elopment is in compliance with City Code as far as lot coverage, landscaping, <br />waste storage, a~nd setbacks. However, there is a future building expansion proposed on the <br />south side of the ~tructure. This expansion as proposed will encroach on the 35 foot setback from <br />the south property line by 5 feet. The site plan is being revised to relocate the structure 5 feet north <br />to allow for the future expansion within required setbacks. The proposed structure also meets <br /> [ <br />architectural starldards as the exterior walls are proposed to be pre-cast concrete panels. There is <br />also a roof-top grojecuon of a r.v. that is proposed to also consist of pre-cast concrete. The <br />Planning Commigsion has recommended that this roofline projection be viewed as an integral part <br />of the structure a~ld not as signage. (City Code prohibits roof signs). <br /> <br />The site plan is also being modified to clearly identify the proposed phases of the development <br />project and that M1 display and parking areas will be. surfaced with bituminous and finished with B- <br />612 concrete curbing. <br /> <br />City Code would require 21 customer/employee parking spaces for the 179 r.v.'s and 30 cars <br />estimated to be displayed on the site. It also requires 24 parking spaces for the 8 maintenance bays <br />in the building. Therefore, Code requires 45 parking spaces and 49 are provided. <br /> <br />The City Engineer has recommended some modifications to the drainage plan which is in process. <br /> <br />t77 <br /> <br /> <br />
