Fire lanes shall be maintained on the Site. The exact location of these i~ems on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the site is subject to prior approval by the City Engineer. BUILDING FACADE. The Permittee agrees to construct the facility with an exterior finish consisting of precast concrete panels. The City herein approves the precas~ roofline projection of a recreational vehicle as an integral part of the Struc~are as shown on the architect's (Portfolio Design Services, Inc.) color concert drawing dated September, ~996 REFUSE STORAGE. The refuse storage area shall be completely screened from pubhc mew m accordance with the specifications proposed on the approved site plan. REQU. IREMENTS FOR BUILDING PERMIT. No building permit for the Site will be issued untiI the permittee has: a) signed and returned this Development Permit~ b) provided the required financial guarantee in accordance with Paragraph 14 of ~is Permit; c) reimbursed the City for all costs incurred in processing the application for site plan approval. TRANSPORTATION IMPACT FEE. The City has enacted a Transportation Impact~Fee at a rate of $1.50 per square foot of commercial building space to be collected as an additional line item on the Building Permit for the Structure. The Transp~i ration Impact Fee for this Site will be applied to the cost of installation of signal lights at the intersections of County Road #56 and T.H. #10 and County Road #83 and T.H. #10. IMPRDVEMENT CONSTRUCTION Impro'Cements shall be completed as follows: · .; Phase 3 - SCHEDULE. The Required Phase 1 - June 30, 1996; Phase 2 - ESCROW FOR REQUIRED IMPROVEMENTS. In order to insure the installaiJon of the Required Improvements in accordance with City specifications and in .a timely manner, the Perm/nee shall be required to deposit with the City a cash escrow or letter of credit approved by the City, in the amount of ! __ Dollars ($ ) for Phase 1, which is 150% of the City's estima~.ed cost of the Improvements.
