'aired Improvements) <br /> <br />FIRE ~LANES. Fire lanes shall be maintained on the Site. The exact location of <br />these i~ems on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the <br />City Engineer. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the facility with an <br />exterior finish consisting of precast concrete panels. The City herein approves the <br />precas~ roofline projection of a recreational vehicle as an integral part of the <br />Struc~are as shown on the architect's (Portfolio Design Services, Inc.) color <br />concert drawing dated September, ~996 <br /> <br />REFUSE STORAGE. The refuse storage area shall be completely screened <br />from pubhc mew m accordance with the specifications proposed on the approved <br />site plan. <br /> <br />REQU. IREMENTS FOR BUILDING PERMIT. No building permit for the <br />Site will be issued untiI the permittee has: a) signed and returned this Development <br />Permit~ b) provided the required financial guarantee in accordance with Paragraph <br />14 of ~is Permit; c) reimbursed the City for all costs incurred in processing the <br />application for site plan approval. <br /> <br />TRANSPORTATION IMPACT FEE. The City has enacted a Transportation <br />Impact~Fee at a rate of $1.50 per square foot of commercial building space to be <br />collected as an additional line item on the Building Permit for the Structure. The <br />Transp~i ration Impact Fee for this Site will be applied to the cost of installation of <br />signal lights at the intersections of County Road #56 and T.H. #10 and County <br />Road #83 and T.H. #10. <br /> <br />IMPRDVEMENT CONSTRUCTION <br />Impro'Cements shall be completed as follows: <br /> <br /> · .; Phase 3 - <br /> <br />SCHEDULE. The Required <br />Phase 1 - June 30, 1996; Phase 2 - <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. In order to insure the <br />installaiJon of the Required Improvements in accordance with City specifications <br />and in .a timely manner, the Perm/nee shall be required to deposit with the City a <br />cash escrow or letter of credit approved by the City, in the amount of <br /> ! __ Dollars ($ ) for Phase 1, which is 150% of the City's <br />estima~.ed cost of the Improvements.
