CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHOREWOOD R.V. <br /> <br />On October 8, 1996, Site Plan approval was granted by the City of Ramsey ("City") to <br />Shorewood Capital, Inc. ("Permittee") for a ~.-phase project to develop a full-service <br />sales and maintenance facility for recreational veb_icles with accessory used car sales, which <br />shall include a "Structure" totalling 27,1t5 square feet on the property which is legally <br />described as follows: <br /> <br /> Lots 1, 2 and 3, Block 1, ALPACA ESTATES 4TH ADDITION, Anoka County, <br /> Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be <br />constructed in accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structure shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Portfolio Design Services, Inc. and <br />dated August 13, 1996, Revision Dates August 20, 1996 and ., <br />1996. <br /> <br />SITE PREPARATION. Ail site grading and drainage shall be subject to <br />approval by the City Engineer. <br /> <br />PHASING PLAN. The site shall be developed in __ <br /> <br />phases as follows: <br /> <br />Phase 1 - Construction of the 27,115 square foot Structure and the <br />installation of pavement, curbing and landscaping on Lots 1 and 2 in <br />1995/1997.* <br /> <br />Phase 2 - Installation of pavement, curbing and landscaping on <br />in 199 <br /> <br />Phase 3 - Installation of pavement, curbing and landscaping on. <br />in 199__. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and instai1 the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. No part of Lots 1, 2 or 3 may be used for off- <br />street parking, display areas or vehicle maneuvering areas on a surface that has not <br />been prepared with pavement and B-612 concrete curbing.
