CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />PIN 25-32.25-24-0003/14501 NOWTHEN BLVD. N.W. <br /> <br />On October 8, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Lord of <br />Life Church ("Permittee") to instal/certain requked site improvements ("Improvements") on the <br />property which is generally known as 14501 Nowthen Blvd. N.W. (the "Site"). <br /> <br />This approval is issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />this approval are as follows: <br /> <br />4 <br /> <br />SITE PLAN COMPLIANCE. The Improvements shall be sited and constructed on the <br />Site as shown on the Parking Lot Improvement Plan Phase I prepared by Bolton & Men.k, <br />Inc. dated September 26, 1996. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following Site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Grading and drainage improvements <br />Bituminous driveway, traffic lanes and parking spaces <br />B-612 continuous concrete curb <br />Restoration and turf establishment to disturbed areas; <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be constructed and installed on or before October 1, 1997. <br /> <br />ESCROW. In order to ensure the installation of the Required Improvements in <br />accordance with Cit3; specifications and in a timely manner, the Perm/me shall be required <br />to deposit with the City a cash escrow or letter of credit approved by the City, in the <br />amount of Sixty Eight Thousand Dollars and no cents ($68,000.00), which is 150% of the <br />City's estimated cost of the Improvements. <br /> <br />Upon completion of the construction of the Required Improvements, as certified by the <br />City Engineer, the financial guarantee shall be returned to the Perm/tree. In the event the <br />Permittee fails to construct and install the Required Improvements as required herein, the <br />City may complete the Improvements with City day labor and/or by letting contracts for <br />smd completion, and draw upon the escrow for payment. Permittee hereby grants <br />permission and a license to the City and/or its contractors and assigns to enter upon the Site <br />for the purpose of completing the construction and installation of the Required <br />Improvements in the event of the Permittee's default. <br /> <br />RECOGNITION OF LOCATION.
