Invoices from the CITY to DEVELOPER for such <br />costs shall be paid within fifteen (15) days of the date of invoice. <br /> <br /> III. <br />PERMITS AND OCCUPANCY: <br /> <br />~eo_uircmen[.5 for Building and Occuoancv Permits, No building permit <br />f6r any lot in the Plat shall be issued until: (a) reasonable vehicular access to the lot <br />is provided; and (b) a Certificate of Survey, including that information required by <br />the CITY, has been supplied to the City Building Official. No occupancy permit <br />shall be issued for any lot in the plat until: (a) vehicular access to the permitted lots <br />is provided; and (b) all utilities affecting said permitted lot are in place, operational <br />and accepted by the CITY. <br /> <br /> IV. <br />PARK DEDICATION: <br /> <br />Phrk Dedication. The Plat is located in the Demerest Brook Park District. Park <br />d~dication shall be satisfied by the DEVELOPER making a cash contribution in <br />the amount of One Thousand Eight Hundred Dollars and no cents ($1,800.00), <br />which represents Six Hundred Dollars ($600.00) for each of the three (3) new lots <br />created. <br /> <br />GENERAL <br /> <br />Transportation Impact Fees. The CITY has enacted a Transportation Impact <br />Fae in the amount of Five Hundred Dollars ($500.00) per new lot created or One <br />Thousand Five Hundred Dollars ($1,500.00) for the Plat. Fifty percent of said fee <br />shall be the minimum responsibility of the DEVELOPER prior to recording the <br />Plat and the remaining fifty percent shall be collected by the CITY as a $250.00 fee <br />ori each building permit issued for the 3 new lots created. The minimum amount of <br />Transportation Impact Fee due by the DEVELOPER prior to recording the Plat is <br />Seven Hundred and Fifty Dollars ($750.00). <br /> <br />Tree Preservlation and Planting Plan. In accordance with City Code and the <br />pO~licy established by the City of Ramsey Park and Recreation Commission on June <br />lQ, 1993, the DEVELOPER is required to submit a Landscape Plan for CITY <br />approval that identifies existing tree growth within the Plat that will be removed <br />an.fl/or preserved during construction and new plantings. It is herein agreed that the <br />requirement for a Landscape Plan shall be fulfilled by the DEVELOPER as <br />follows: <br /> <br />Minimizing the impact of construction on trees in accordance with <br />Minnesota Extension Service publication "Protecting Trees From <br />Construction Damage" (Publication #NR-FO-6135-S). <br /> <br />Planting one two-inch diameter tree (or equivalent thereof) of an approved <br />species at the road frontage or in the front yard of each of the new lots <br />created in the Plat prior to issuance of a Certificate of Occupancy. In the <br />event the weather is not conducive to tree or sod planting at the time of <br />Certificate of Occupancy, the Building Permit Holder shall place a cash <br />deposit in the amount of $200.00 for trees in an escrow account with the <br />CITY and upon verification of the planting being accomplished, said cash <br />deposit shall be refunded to the Builder Permit Holder. Failure of the <br />Builder to comply with the planting requirement within a reasonable time <br /> <br /> <br />
