Staff's recommendation is that thc 39 foot easement be retained bY the City for trail purposes and an easement for encroachment into that right-of- way be ~ted to the owner of the bank property. In addition, Staff is recommending that all exist~g easements within the boundaries of the plat be vacated so that all new and necessary easements can be dedicated on the final plat without confusion. The horr/estead and accessory buildings located on the proposed Lot 1 will exceed the setback r&luirements for the R-1 Rural Residential District. o The property is not located in the Metropolitan Urban Service Area and ali 3 ntinue to be served by on-site septic and well. ~ The purpose of thc rcplat is to move property lines and does not create any additional buildable lots. Therefore, there is no impact to the existing drainage pattern on the property. The stan~d~ard 10 foot. wide drainage and utility easements along all of the property lines are proposed to be prowded Park Dedication: Since no new lots are being created, there is no park dedication due on the plat. ~ The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, November 26, 1996 to consider your request for final plat approval of Muller Addition. It is important that you, or your representative, belpresent at these meetings to answer any questions that may arise.
