CASE # ~-~ <br /> <br />ASSUMPTION, OF APPROVED SITE PLAN FOR LOT 1, BLOCK 3, BUSINESS <br />PARK 95 SECOND ADDITION; CASE OF HERITAGE MILLWORK <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Earlier this year t~e City Council approved a site plan for a new Copper Sales facility to be <br />developed on Loti 1, Block 3, Business Park 95 Second Addition. That development did not <br />occm;, however, with minor modifications the site plan will suit the needs of Heritage Millwork. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site;location map <br /> b) Sitelplan for Copper Sales <br /> c) Site~plan for Heritage Millwork <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. In addition, the City owns Business <br />Park 95 2nd Addition and, the proposed development would have no peculiar impact on other <br />industrial parcels ~ the vicinity that are not owned by the City. <br /> <br />Observations: <br /> <br />~ The subject property is restricted to 75,950 square feet of building space. <br />The Copper~ Sales facility was proposed to be 30,400 square feet in size and the Heritage <br />Millwork bdilding is proposed at 31,500 square feet. <br /> <br />Imperviou~ Surface: The Business Park 95 covenants restricts impervious surface <br />(buildings a~nd pavement) to 85% of the lot or 184,450 square feet. The impervious <br />surface proPOsed by Copper Sales was 72,000 square feet. Although the Heritage parking <br />lot is smaller than that proposed by Copper Sales, their building is larger and their south <br />loading area appears to contain more pavement. It would appear that the amount of <br />impervious s?rface under both proposals is nearly the same. <br /> <br />Outside Stomas, e: The Copper Sales site plan included an outside storage area on the east <br />side of the b~iiding. Heritage Mfllwork is proposing no outside storage. <br /> <br />Number of Off-$~r¢¢~ Parking Spac¢5; The size of the employee parking area has been <br />reduced in ~ccordance with the number of employees at Heritage, which is 16. The <br />Heritage plari proposes 20 off-street parking spaces. <br /> <br />Design of Off-S[r¢¢t Park a.n.d Maneuverin~ Areas: As with Copper Sales, all traveled <br />portions of ~e site will be surfaced with bituminous. However, Copper Sales was only <br />proposing to Iinstall curbing from the McKinley Street entrance to the southwest comer of <br />the building. ! Heritage will be installing curbing around the perimeter of all bituminous <br />surfaces. <br /> <br />~ The Copper Sales facility had one loading dock on the west wall and one <br />on the south Wall. All loading docks for Heritage will be on the south wall and therefore <br />properly screoned from McKinley Street. <br /> <br /> <br />
