We have been studying the ordinance and analyzing the costs which would be involved <br />to bring us into full compliance with your ordinance both as a property owner and as a <br />business owner and have come to the following conclusions. <br /> <br />As property owner, the rental income we receive covers the monthly mortgage payment, <br />real estate taxes, insurance and general maintenance of the property leaving no <br />additional income for these major improvements on a personal level. Therefore, these <br />improvements would have to result in a dramatic rent increase to Instantop, Inc. <br /> <br />As a business owner, a substantial rent increase would create a massive hardship and <br />prevent us from being competitive. For us to make a leasehold improvement of this <br />magnitude would create an unreasonable burden upon us as a business. We would <br />receive no additional income to our business as a result of the investment. The <br />competition in the trailer, topper, and cycle accessory business at this time is very stiff <br />and there are no excess profits. <br /> <br />We understand the need for rules, regulations and ordinances; but feel that businesses <br />which are established should not have such restraints put on them that they would be <br />forced to relocate, close or self out because the costs necessary to bring them to full <br />compliance would be unrecoverable. <br /> <br />At this time we are requesting an indefinite extension and/or waiver or exception to these <br />ordinances with the understanding that we continue to keep our property in a neat and <br />attractive condition. Having to conform at this time could effectively put us out of <br />business or force us to sell. <br /> <br />Please give us a call if you need further information.
