Schroeder, City Administrat <br /> <br />Laad Development <br /> <br />As you know, the City of Ramsey has advertised for sale and development of approximately 21.7 <br />acres of land at th~ northwest quadrant of 153rd and Sunfish Lake Boulevard in Ramsey. By the <br />posted deadline, th~ City received an expression from three developers interested in this property. <br /> <br />Our next step in ~s process is to identify the preferred developer and the preferred development <br />plan. After holding a meeting with thc neighborhood which abuts this property to the north, City <br />staff prepared twd development concepts that would appear to be reasonable given current <br />development patterbs surrounding the City parcel. These sketches are attached for your review and <br />consideration. <br /> <br />There are .twenty .three-single farafly homes currently abutting the City property to the northj <br />Therefore, a primaW consideration of plat development has been to assure that no more than <br />twenty-three lots ar~ created on the north side of the City parcel. Within the enclosed sketches, the <br />first contains twenty-three lots along this northern border with a total development of forty-two <br />lots. An altemativ6 plan shows seventeen bordering lots with a total development of thirty-eight <br />lots. Our request at ~ais time is that you propose a purchase agreement for one or preferably both <br />of these development concepts. <br /> <br />The City expects that there may also be development concepts which would work well on this site <br />that have not yet bee~ considered by the City. Therefore, in addition to proposals reacting to the <br />above concepts, we ~ould also invite proposals on concepts generated by others. Hence, please <br />feel free to proposei other development patterns in addition to responding to the City prepared <br />concepts. All proposals from the three parties expressing interest in this property to date will be <br />considered. It shoul~l be noted, however, that high density apartment style housing development <br />will not be accepted. <br /> <br /> <br />
