Review Letter: Sunfish Estates <br />December 28, 1995 <br />Page 2 o 2 <br /> <br />~ It appears that the cd--de-sac exceeds the 600 foot maximum established by City <br />Code by appro×im~tely 200 feet This situation could b~ avoided by mlocating the access <br />mad to the south by this clistancc. Cam should also be taken to ensure that the extension of <br />thc lake frontage roadway north of thc plat allow future lake frontage lots to meet the <br />shoreland setback requirement, as it appears thc shomland continues to drift eastward north <br />of the plat boundaries. <br /> <br />~ Thc submittal of a Grading and Drainage Plan is required at the time of <br />Preliminary Plat approval. Any exporting of softs from the site will require a conditional <br />us~ permit. <br /> <br />Tree Preservation and Planting Plan: At the tlme ofprellmlnary plat approval, the submitlal <br />must include an addendum to the Grading Plan that identifies existing trees, trees to be <br />preservied during construction, along with the method of preservation, and the planting of <br />one 2 inch diameter tree in the front yard of each lot. <br /> <br />I0. <br /> <br />~: It is Staffs understanding that the site improvements will be installed as a private <br />project with no financial participation on the part of the City. It will be necessary for the <br />fee title owner of the property to petition the City for the extension of the trunk lines. <br /> <br />Park Dedication: The Park and Recreation Commission reviewed a draft sketch plan at <br />their December meeting. Staff was directed to iden'dfy probable lake access points on <br />Sunfish Lake with the developer and show where users of the sidewalk might view the lake <br />from the road right-of-way. In addition, the Commission recommended that the City and <br />the developer work together to salvage as many trees as possible for the Sunwood Drive <br />boulevard. The December 12 sketch plan will be forwarded to the Commission in January. <br /> <br />tl. <br /> <br />Pedestrian Trans~rtation Routes: It is Staff's understanding that the issue of pedestrian <br />transportational wails was not discussed at the December meeting of the Park and <br />Recreation Commission, but will be reviewed at their regular meeting in January of 1996. <br /> <br />The Planning Commission will be meeting at 7:30 p.m_ on Tuesday, January 2, 1996 and the Park <br />Commission will be meeting at 6:00 p.m. on Thursday, January I I, at the Ram~ey Municipal <br />Center, to consider your request for sketch plan review of Sunfish Estates. I suggest that you, or <br />your representative, be present at these meetings to answer any questions that may arise.
