Case #1 <br /> <br />DETERMINE PARK DEDICATION FOR FOX KNOLL 2ND ADDITION <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background:: <br /> <br />Mr. Rick Murray of Residential Development Inc., has submitted a revised sketch plan for Fox <br />Knoll 2nd Addition. As you will recall, the Commission provided park dedication <br />recommendation~ for the developer last month. <br /> <br />The Commissioa~ agreed that a trail link from the sodium Street cul-de-sac to 153rd Avenue was <br />important and tr~inspormtional trails will be required along Sunfish Lake Boulevard and 153rd <br />Avenue. <br /> <br />Observation: <br /> <br />At the meeting tile developer and the Commission agreed that an On-Road "B" trail (sidewalk) <br />along the easteflg, north-south road (Sodium Street) would be important for non-motorized travel <br />through the densely populated area. <br /> <br />Since the meeting, City Staff met with the Developer to discuss the details of the Commission's <br />recommendations.'~ The Developer's engineer, Mr. Terry Herman, has suggested that Sodium <br />Street may not comect to a through street to the south - suggesting that an On-Road "B" may not <br />be necessary. 'I he City Engineer examined future transportation possibilities in the area and <br />concluded there is a strong probability for interior street connection from Fox Knoll 2nd to <br />Sunwood Drive. However, Staff has concluded that it would be practical not to construct the On- <br />Road "B" along .the short segment of Sodium Street until the area to the south is developed. <br />Appropriate curl:' cuts would be required to facilitate it's future construction and to put <br />homeowners on riotice of the likely improvement. <br /> <br />Mr. Herman has also suggested that the transportational trail along sunfish Lake Boulevard would <br />be simpler to cohstmct on the west side of the right-of-way and more beneficial. Staff's <br />examination find~ the trail no easier to build on the west side verses the east. The most compelling <br />reasons for constr~ction on the east side are: <br /> <br />Almost 100% of the travelers along Sunfish Lake Boulevard will be coming or <br />going from the east side of the road. <br /> <br />Tl~e transportational trail further to the south is on the east side. <br /> <br />pe41~estrian/bicyclist crossing of Sunfish Lake Boulevard should be a future <br />controlled intersection. 153rd Avenue is expected to receive that signalization. <br /> <br />Enclosed for your:information: <br /> <br /> · DeCember 14, 1995, Park and Recreation Commission agenda with attachments. <br /> <br />The revised sketc~ plan will be available at the meeting. <br /> <br /> <br />
